Every rate comparison rests on one assumption: that the properties you compare against are genuinely your competition. Most tools never test it – they give you what's nearby and leave the rest to you. Qupola starts the other way round. It builds a fingerprint of your own property from Booking.com – type, unit sizes, guest score, class, facilities, location – then lets you say what similarity means to you: same type, units for the same number of guests, a score within ±0.5, the same class, within 5 km, must have a pool. It searches Booking.com against exactly those criteria, scores every candidate with the reasoning visible, and keeps scoring the compset you already have.

How do I choose which competitors to track?

Either way you like – and this is where Rate Shopper differs from most rate tools. You can add competitors by name, or let Qupola find them. It reads your own property's public profile on Booking.com (type, unit sizes, guest score, star class, facilities, location) and pre-fills what a look-alike means; you then adjust the criteria – property type, guests per unit, a guest score range like ±0.5, star class, a radius from 2 to 50 km, and facilities split into 'must have' (candidates without them are hidden) and 'similar to mine' (these count towards the match). Qupola searches Booking.com against exactly those criteria and ranks every candidate with a match percentage and the reasoning behind it, so you pick from evidence instead of guesswork. It's matching on what a guest actually chooses between – not just what's nearby.

How do I know my compset is a good one?

Rate Shopper keeps scoring it for you. Every competitor you track is measured against your own property's fingerprint and shown with a match percentage, and compset health warns you when something is off: a member of a different property type, a member whose match is weak, or a unit size you sell that nobody in your compset offers – meaning that part of your inventory has no benchmark at all. The check appears on the Compset tab, in your weekly PDF report and in the digest, so a compset that drifts out of date doesn't quietly keep producing confident-looking numbers.

Where do the prices come from?

From publicly available Booking.com prices – the same ones any traveller sees. Qupola records the lowest available nightly rate for each property, logged out, with no Genius or member discounts, using the same guest profile (guests, rooms, length of stay) for the whole compset. That's what makes the comparison apples-to-apples. No logins, passwords or API keys are needed.

My property has different unit sizes – can Rate Shopper handle that?

Yes, and it matters more than it sounds. A studio for two and an apartment for four are sold to different guests at different prices, so tracking only one of them gives you a price picture for half your inventory. In Rate Shopper you define an occupancy for each unit type you sell, and every one gets its own shopped prices – the calendar, planner, insights and events all switch with it. The finder searches for competitors per unit size too, so an apartment property gets apartment competitors, not the nearest hotel.

How many competitors can I track, and how far ahead?

Up to 10 competitors per property, with prices for every night up to 180 days ahead. Each of your properties has its own compset and its own criteria – the hotel across the street from your city property, the resorts around your beach property.

How fresh is the data?

Rates are refreshed automatically on a regular schedule, so the calendar reflects the current state of your compset without any manual work. Alerts fire when a refresh detects that a competitor moved beyond your threshold, and the weekly report summarizes everything that changed.

Do I need the Reviews module or any other Qupola plan?

No. Rate Shopper is a standalone module – you can buy it on its own or add it to any plan. It's priced per property and switched on per property, so you pay only for the properties whose markets you actually want to watch.

What is a 'money on the table' date?

A date where at least half of your compset is already sold out while your price sits below their median. Demand is clearly there and supply is shrinking – those are the nights where a rate increase costs you nothing and earns the most. Rate Shopper lists them for you automatically.

Is my own property tracked too?

Yes – your property is shopped exactly the same way as your competitors. That's how the calendar can show your rank on every date and how far you sit from the compset median, using the same public data for everyone.

Is rate shopping allowed?

Yes. Monitoring competitors' public prices is a standard, decades-old practice in hospitality revenue management – large chains have dedicated teams and tools for it. Rate Shopper only looks at prices that are publicly displayed to any traveller; it never accesses anyone's private systems or accounts.

What do the alerts and the weekly report contain?

Alerts are short emails sent when a competitor's prices move beyond a threshold you choose – so you hear about big moves within hours, not at the end of the month. The weekly report is a PDF recap of your calendar, rank and compset changes, opened by an AI-written memo that tells you in plain language what happened and what to look at first.
